The applicant, Mohammadreza Zeinali, rented an apartment from the respondent, 9479-2918 Québec Inc., under a lease ending August 31, 2024. He chose not to renew the lease and signed an agreement to terminate the lease early, committing to vacate the apartment on July 31, 2024. When he failed to do so, the respondent filed an eviction application. The Administrative Housing Tribunal applied art. 1889 of the Civil Code of Québec, found the applicant bound by his agreement to vacate, and ordered his eviction. The applicant sought leave to appeal and a stay of the eviction order before the Court of Québec, which found no error and dismissed the application. The applicant then sought to appeal that judgment, but the Court of Appeal of Quebec held it lacked jurisdiction and dismissed the appeal.
